Why timing matters
From June to September, Dubai temperatures regularly pass 40 °C and many air-conditioning systems run almost without a break. A unit that starts the season with dirty coils or a partly blocked drain works harder, draws more electricity and is more likely to trip or leak water through the ceiling. Technicians are also busiest in high summer, so a breakdown in August can mean a longer wait.
Booking in March or April gives you a serviced system before the load arrives, and time to replace any worn part without an emergency.
What a full service should include
- Filters removed, washed or replaced
- Indoor coil and blower wheel cleaned, not only wiped
- Condensate drain line flushed and the drain pan checked for rust or standing water
- Outdoor unit or ducted system inspected and cleaned of dust and sand
- Refrigerant pressure checked, with any leak investigated before a re-gas
- Thermostat, fan speeds and electrical connections tested
- Supply air temperature measured so you know the system is actually cooling
Signs your AC needs attention now
- Rooms take longer to cool or never reach the set temperature
- Water dripping from an indoor unit or a stain on the ceiling below a ducted unit
- A musty smell when the system starts
- New rattling, clicking or buzzing noises
- A higher electricity bill with no change in how you use the home
How often to service
Most homes in Dubai benefit from a full service once or twice a year, with filters cleaned more often in dusty months. Villas with ducted systems, pets or frequent guests usually need the shorter interval. An annual maintenance contract can schedule these visits for you.
