What goes wrong inside a water heater
As water is heated, dissolved minerals settle at the bottom of the tank as scale. Over time the scale insulates the water from the element, so the heater runs longer to reach temperature and the element can burn out. The sacrificial anode rod, which protects the tank from corrosion, is slowly consumed; once it is gone, the tank itself starts to rust.
A yearly check-up
- Drain and flush the tank to remove sediment
- Inspect the anode rod and replace it if it is heavily worn
- Test the thermostat and heating element
- Check the pressure and temperature relief valve
- Look for leaks at the connections and the base of the tank
Warning signs
- Rust-coloured or cloudy hot water
- Popping or rumbling sounds while heating
- Hot water running out sooner than it used to
- Water pooling around the heater
- A breaker that trips when the heater switches on
A leaking tank should be switched off and isolated straight away, because a failure inside a ceiling void or loft can damage finishes below.
Repair or replace?
Elements, thermostats, valves and anodes are replaceable parts. If the tank itself is corroded or leaking, replacement is usually the only safe option. Solar water heating on villas needs the same yearly check, plus inspection of the collector panels.
