First, five safe checks
These take a few minutes and need no tools. Do not remove any covers or touch wiring.
- Is it switched on? Most heaters in Dubai homes have a separate isolator switch, often with a red neon light, outside the bathroom, in the kitchen or near the heater. Cleaners and guests switch them off more often than you would think.
- Has the breaker or RCD tripped? Look at the distribution board for a breaker in the down or middle position, or a tripped RCD. Reset it once. If it trips again, leave it off and call a technician.
- Was it switched off for the summer? DEWA's summer tips say water heaters can be switched off over the summer to save energy. If yours was switched off in June, it simply needs switching back on.
- Give it time. A heater that has been off, or a tank emptied by several showers in a row, needs time to reheat; a large tank can take an hour or more.
- Is it every tap or one tap? If only one tap or shower is cold, the problem is more likely that tap's mixer cartridge or a valve than the heater.
Symptoms and what they usually mean
| Symptom | Most likely causes | What to do |
|---|---|---|
| No hot water at all | Isolator switched off, breaker tripped, failed heating element or thermostat, tripped safety cut-out | Do the five checks above. If the switch is on and the breaker has not tripped, the element, thermostat or cut-out needs testing by a technician. |
| Lukewarm water, or hot water runs out quickly | Thermostat set too low or faulty, one of two elements failed, scale build-up in the tank, a heater too small for the household | Ask a technician to test the elements and thermostat and flush the tank. If the heater is undersized, replacement with the right capacity is the fix. |
| Breaker or RCD trips when the heater switches on | Element insulation breaking down, water inside the electrical cover, damaged cable or connection | Leave it off. This is an electrical fault, not a reset problem. |
| Water too hot, or steam from the relief pipe | Stuck thermostat, failed safety cut-out, faulty pressure and temperature relief valve | Switch it off at the isolator straight away and call a technician. |
| Brown or rusty hot water | Corrosion inside the tank, often because the anode rod is used up | Have the anode and tank inspected. See water heater care in Dubai. |
| Popping or rumbling while heating | Scale and sediment at the bottom of the tank | A flush and descale; scale also shortens element life. |
| Water around or under the heater | Leaking valve or fitting, or a leaking tank | Switch off at the isolator and close the cold supply valve to the heater. A leaking tank means replacement. |
How an electric water heater works
Most Dubai villas and apartments use electric storage water heaters: an insulated steel tank with one or two heating elements, a thermostat for each element, a safety cut-out that switches the heater off if the water overheats, a pressure and temperature (T&P) relief valve, and a sacrificial anode rod that corrodes so the tank does not. Montana State University's extension guide notes that heaters with two elements also have two thermostats, an upper and a lower, and that the power must be off at the breaker before the thermostat access panels are opened. Knowing these parts helps explain the symptoms: one failed element of two gives lukewarm water, a failed upper element often gives none.
Dubai-specific causes
- Scale. As water is heated, dissolved minerals settle in the tank. The scale insulates the water from the element, so the heater runs longer and the element can burn out. Flushing once a year keeps it under control.
- Heaters in hot lofts and ceiling voids. Many villas have heaters above false ceilings or in roof spaces that get very hot in summer. That is hard on wiring and connections, and a leak there can damage the ceiling below before anyone sees it.
- Warm "cold" water in summer. In July and August the cold supply from rooftop tanks can run warm, so many households switch heaters off. That is fine, but the heater then sits full of water for months; see the restart advice below.
- Long absences. A heater left on in an empty home for the summer still uses electricity, and a fault can go unnoticed. Switch it off at the isolator when you travel, and back on a few hours before you need hot water.
Switching back on after the summer
Hot water systems need to be warm enough to control bacteria such as Legionella. The UK Health and Safety Executive's guidance is that hot water should be stored at 60°C or above and reach at least 50°C at the outlets within one minute, while cold water should be kept below 20°C where possible. After a heater has been off for weeks:
- Switch it on and let the whole tank reach full temperature before using it.
- Then run each hot tap and shower for a few minutes, keeping your face away from shower spray while it runs.
- If the water smells, looks discoloured or the heater makes new noises, have it checked and flushed.
Hot water can also scald. HSE notes that the risk rises at outlets above 44°C, which is why homes with young children or elderly relatives benefit from a thermostatic mixing valve that keeps the tank hot but limits the temperature at the tap.
When to stop and call a technician
- The breaker or RCD trips again after one reset.
- There is water inside or around the electrical cover, or a burning smell.
- The water is scalding, or steam or hot water is coming from the relief pipe.
- The tank is leaking, or there are signs of water damage on the ceiling below a loft heater.
- The hot water is brown, or the heater has had repeated element or thermostat failures.
Water heaters combine mains electricity and water under pressure, so testing elements, thermostats and safety devices is a job for a qualified technician. Our electrical warning signs guide covers tripping and burning smells around the home more generally.
Repair or replace?
Elements, thermostats, safety cut-outs, relief valves and anode rods are replaceable parts, so most "no hot water" faults are repairs. A tank that is corroded through or leaking cannot be repaired safely and should be replaced. Replacement is also worth considering when the heater keeps failing, is too small for the household, or is mounted somewhere a leak would do serious damage. When you replace, size the tank for the number of bathrooms and people, and make sure the new heater has a working relief valve piped to a safe drain point.
Keeping it working
- Once a year: drain and flush the tank, check the anode rod, test the thermostat, element and relief valve, and look for leaks at the connections.
- Every few months: glance at the heater and the ceiling below it for drips or stains, and listen for popping while it heats.
- Before summer travel: switch it off at the isolator.
Add these to your villa maintenance checklist, and see catching small leaks early for the plumbing around the heater.

Questions
Why is my water heater not working in Dubai?
The most common reasons are simple: the heater's isolator switch is off, its breaker or RCD has tripped, or it was switched off for the summer. If it is switched on and the breaker has not tripped, the usual faults are a failed heating element or thermostat, a tripped safety cut-out, or scale in the tank. These need a technician to test.
Why does my water heater keep tripping the breaker?
A heater that trips the breaker or RCD as it switches on usually has an element whose insulation is breaking down, water inside the electrical cover, or a damaged cable or connection. Reset it only once; if it trips again, leave it off and call a qualified technician.
Why is my hot water only lukewarm?
Lukewarm water usually means the thermostat is set too low or has failed, one of the two heating elements has burned out, or scale at the bottom of the tank is insulating the water from the element. A heater too small for the number of people in the home also runs out of hot water quickly.
Is it safe to switch off the water heater in summer in Dubai?
Yes. DEWA's summer tips say water heaters can be switched off over the summer to save energy. When you switch it back on, let the whole tank reach full temperature before use and run each hot tap for a few minutes, because hot water should be stored at 60°C or above to control Legionella bacteria.
How long does a water heater take to heat up?
An electric storage heater that has been switched off usually needs around an hour to reheat, and longer for a large tank or if the elements are scaled. A tank emptied by several showers in a row also needs time to recover.
Should I repair or replace my water heater?
Elements, thermostats, safety cut-outs, relief valves and anode rods can be replaced, so most no-hot-water faults are repairs. A tank that is corroded through or leaking should be replaced, and replacement is also worth considering for a heater that keeps failing or is too small for the household.
