Why Dubai villas need their own checklist
A villa in Dubai works harder than a house in a mild climate. Air conditioning runs for most of the year and almost constantly through the summer months, fine dust finds its way into vents, window tracks and fabrics, and water heaters and pipework deal with mineral-rich water. Most expensive failures start as small, visible signs: a dripping drain line, a warm socket, a stain on a ceiling. A checklist turns those signs into a routine, so they are caught while they are cheap to fix.

- Door and window seals: replace worn seals so cooled air stays inside.
- Roof and terraces: clear drains and check for cracked waterproofing before any rain.
- Solar panels, if fitted: inspect the panels and connections and clean off the winter dust.
During summer (June to September)
- Watch the AC closely: units that run constantly, ice on pipes, water leaks or rooms that never reach temperature need a technician quickly, before a compressor fails.
- Mid-summer AC check for large villas with many units.
- If you travel: keep the AC running at a moderate setting to control humidity, switch off water heaters you do not need and arrange for someone to inspect the villa while you are away.
After summer and after dust storms (October to November)
