How water reaches your taps in Dubai
DEWA supplies water to the meter at your property boundary. From there, the pipes, tank and pump are the owner's responsibility: DEWA has said it maintains connections only up to the meter, and that internal pipes should connect to a water tank rather than directly to the main line. In a typical villa, the supply fills a ground or roof tank through a float valve, and a booster pump, often with a small pressure vessel, delivers water to the bathrooms and kitchen at a steady pressure. Many apartment towers work the same way on a larger scale, with building tanks and pump sets managed by the building.
That is why the fix for low pressure is usually inside the home or building, and why the first question is always: is it one tap, or everything?
First, five safe checks
These take a few minutes and need no tools beyond a cloth. Do not open the pump's electrical cover.
- One tap or the whole house? If only one tap or shower is weak, the cause is almost always at that outlet. If every outlet is weak, look at the pump, tank or main valves.
- Clean the aerator or shower head. Unscrew the tap's aerator or the shower head and rinse out the grit and white scale. Dubai's desalinated water still leaves scale in small screens over time.
- Check the valves. Make sure isolation valves under sinks, behind toilets and near the tank or pump are fully open. They are often half-closed after a repair or a cleaning visit.
- Look at the tank. If you can reach it safely, check the tank level. A tank that stays low points to a float valve problem or a supply issue at the inlet.
- Listen to the pump. When you open a tap, the pump should start, run while water flows and stop shortly after you close it. Silence, constant running or rapid on-off clicking are all clues.
Symptoms and what they usually mean
| Symptom | Most likely causes | What to do |
|---|---|---|
| One tap or shower is weak | Clogged aerator or shower head, a failing mixer cartridge, a half-closed angle valve | Clean the aerator or head and open the valve fully. If it stays weak, the cartridge or valve needs replacing. |
| Whole house is weak | Booster pump failed or set too low, clogged pump inlet filter, tank level low, main valve partly closed | Check the tank and valves. If they are fine, the pump needs a technician to test pressure settings and the motor. |
| No water at all | Empty tank, pump off or tripped, airlock after the tank ran dry | Check the pump's breaker and the tank. If the tank ran dry, the pump may need priming by a plumber. |
| Pump switches on and off rapidly | Pressure vessel lost its air charge, failed pressure switch, a leak somewhere in the system | Call a plumber. Rapid cycling wears the pump out quickly. |
| Pump runs when no tap is open | A leak, a running toilet cistern, a faulty non-return valve | Do the meter test below and check cisterns. Call a plumber if the cause is not obvious. |
| Pressure drops when a second tap opens | Pump undersized for the house, partly blocked pipework, scale in older pipes | A plumber can measure flow and pressure and advise on the pump size or pipework. |
| Hot water is weak but cold is fine | Scale in the water heater or its inlet valve, a problem in the hot side of the mixer | See our water heater guide; the heater may need flushing. |
Check for hidden leaks with the meter
A leak steals pressure and money. DEWA recommends a simple test twice a year: turn off every tap and water-using appliance, then read the water meter. If the meter is still moving, there is a leak somewhere after the meter. Common culprits are toilet cisterns, the tank's float valve, and concealed pipes in walls and under floors. Our guide to catching small leaks early explains where to look.
Booster pumps: what goes wrong
The booster pump is the heart of pressure in a Dubai villa, and it works hard, often in a hot roof or plant room. The usual problems are:
- Lost air charge. The small pressure vessel next to the pump holds a cushion of air. When it loses that charge, the pump cycles on and off with every small draw.
- Pressure switch or controller faults. The pump may not start, or may stop too early, giving weak flow.
- Blocked inlet strainer. Sediment from the tank collects in the strainer and starves the pump.
- Worn seals and bearings. A noisy pump, a drip under it, or a pump that trips its breaker is near the end of its life.
- Overheating. A pump in direct sun or in a closed, unventilated room fails sooner.
Pump settings, priming and electrical work should be left to a plumber or technician. Never run a pump dry: if the tank is empty, switch the pump off until the tank refills.
Tanks: the part people forget
A tank that does not refill properly starves everything after it. Float valves stick or wear out, inlet strainers clog, and sediment builds up at the bottom. DEWA has noted that tanks need regular maintenance to prevent blockages and should meet its specifications. Having the tank inspected and cleaned during routine maintenance also protects water quality.
Apartments: whose problem is it?
In an apartment, start with your own aerators, shower heads and valves. If neighbours have the same weak pressure, the cause is likely the building's tanks or pump set, which the building management or owners' association looks after, so report it to them. If only your unit is affected, a plumber can check the pipework, valves and any pressure-reducing valve on your branch.
When to call a plumber
- The whole house has low pressure and the valves and tank are fine.
- The pump runs constantly, cycles rapidly, is noisy, leaks or trips its breaker.
- The meter keeps moving with everything turned off.
- The tank does not refill, or the water from it is discoloured.
JServices plumbers handle low water pressure and pump problems, water tank and filtration issues, and leaks from pipes, taps, showers and concealed cisterns. See our plumbing service, or include pump and tank checks in a care plan.
Frequently asked questions
Why is my water pressure suddenly low in Dubai?
If every tap is weak, the usual causes are a booster pump that has failed or lost its setting, a tank that is not refilling, a clogged pump strainer or a partly closed valve. If only one tap is weak, a clogged aerator, shower head or mixer cartridge is the most likely cause.
Is low water pressure DEWA's responsibility?
Usually not. DEWA maintains the connection up to the meter; pipes, tanks and pumps after the meter are the owner's responsibility. In apartments, the building's tanks and pumps are managed by building management.
Why does my water pump keep turning on and off?
Rapid cycling usually means the pump's pressure vessel has lost its air charge, the pressure switch is faulty, or there is a leak in the system. It wears the pump out quickly, so have a plumber check it.
How do I check for a water leak in my home?
Turn off every tap and water-using appliance and read the water meter. If it keeps moving, there is a leak after the meter. DEWA recommends this test twice a year.
Can I increase the water pressure in my villa?
Often yes. Cleaning aerators and strainers, opening valves fully and fixing leaks restore lost pressure. If the pump is undersized or set too low, a plumber can adjust or replace it to suit the house.
Why is my hot water pressure low but cold is fine?
Scale in the water heater or its inlet valve, or a fault on the hot side of the mixer, usually causes weak hot water while cold flows normally. The heater may need flushing.
